Why the West Wall Fades First in Pasadena, and Which Colours Actually Hold

Most people notice it from the driveway, at an angle, late in the day. The front of the house looks like the colour they chose. The side facing the afternoon looks like a washed out cousin of it, slightly dusty, and somehow flatter even though nobody changed the sheen. Nothing has peeled. Nothing is obviously wrong. The house has simply stopped matching itself.

This is the most common thing we get called about in Pasadena, and it has a specific cause that is worth understanding before anybody spends money on it.

Four Walls, Two Clocks

A house presents four faces to the sky, and they receive wildly different amounts of ultraviolet radiation over a year.

The north elevation gets diffuse skylight and almost no direct sun. The east elevation gets direct sun in the morning, when the air is cool and the wall surface is cool with it. The south elevation gets direct sun for most of the usable day, at a high angle in summer and a lower one in winter. The west elevation gets it in the afternoon, at a low raking angle, during the hottest hours the day produces.

Pasadena makes those differences bigger than they are in a lot of places. We are inland, so we do not get the marine layer that shaves hours off the coastal sun budget. The summer is long, dry and clear. The San Gabriels behind the city do nothing to shade an afternoon wall. A west facing elevation here is collecting hard light at the moment when the substrate underneath is already at its warmest, and that combination of ultraviolet plus heat is what actually drives the chemistry.

So there is no such thing as the age of the paint on a house. There is the age of the paint on the shaded walls, and the age of the paint on the sun walls, and after a decade those are not close to each other.

What the Light Is Actually Doing

Two things degrade in a paint film, and they degrade in different ways.

The first is the pigment. Colour comes from molecules or particles that absorb some wavelengths of light and reflect others. Absorbing energy is the whole point of a pigment, and some pigment structures come apart when they absorb enough of it in the ultraviolet range. When they do, the colour they were providing goes away. That is fade.

The second is the binder, the resin that holds the pigment particles together and sticks the whole film to the wall. Ultraviolet breaks bonds in that resin as well, working from the surface inward. As the surface layer of resin degrades, it stops holding the pigment particles at the top of the film, and those particles are left sitting loose on the wall.

That loose layer is chalk. It is why a faded wall feels dusty and why your hand comes away coloured after you touch it. Chalking is not a cosmetic problem. It is the outward sign that the coating has been eaten back from the surface, and it is the single most important thing to test for before you plan a repaint, because you cannot stick a new coat to it.

Heat accelerates both processes. A wall running well above air temperature all afternoon is degrading faster than the same paint on the same house facing north, in exactly the way a car dashboard degrades faster than the seats behind it.

Which Colours Hold, and Which Ones Do Not

This is the part homeowners are rarely told, and it changes decisions more than any product upgrade would.

Pigments fall into two broad families, and their lightfastness is different by a wide margin.

Inorganic pigments are mineral based. The iron oxides give you the earth colours, the reds, ochres, browns, terracottas, warm greys and muted olive greens. Titanium dioxide gives white and, mixed into everything else, gives lightness. Chromium oxide gives a dull stable green. These pigments are already thermodynamically settled, so ultraviolet has very little to take apart. They are the reason a hundred year old ochre wall in a dry climate is still ochre.

Organic pigments are carbon based molecules, and they are what produce saturated colour. The bright yellows, the hot reds, the oranges, the strong blues and violets, the vivid greens. They are far more chromatic than any oxide, which is exactly why people want them, and their molecular structures are exactly what ultraviolet is good at breaking. Some hold reasonably well. Some visibly shift within a few summers of full exposure.

None of that makes organic pigments a mistake. It makes their placement a decision. A saturated blue front door under a deep Craftsman overhang, which is a very Pasadena thing to want, sits in shade almost all day and will hold its colour for a long time. The same blue across a west facing wall will not. If you want the strong colour on the sun side, we will still paint it, but you should know you are buying a shorter cycle on those two elevations, and you should price your future repaint accordingly.

There is also a compounding effect worth mentioning. Many colours are mixed from several pigments. If one of them is fugitive and the others are stable, the colour does not simply lighten as it fades, it shifts hue. A warm grey mixed with a touch of organic red can drift green over years, which is why a fade sometimes looks wrong rather than just pale.

Sheen, and the Cruelty of Low Afternoon Light

The sheen ladder runs flat, eggshell, satin, semi gloss, gloss. Higher sheen means more resin at the surface, which means better washability and better dirt resistance. It also means more specular reflection.

On a west wall, in August, at five in the afternoon, sunlight arrives at a very shallow angle across the surface. That raking light is the most revealing illumination a wall ever receives. Every trowel mark in the stucco, every feathered scrape edge, every roller lap where the wet edge was lost for thirty seconds, all of it throws a shadow.

A flat finish scatters that light and hides most of it. A satin finish returns it. So the instinct to specify a higher sheen on the sun side for durability often backfires visually, and we will usually argue for keeping the body flat or low sheen and buying the durability through film thickness instead. Trim, doors and railings are different, because they are small, they get touched, and they benefit from being washable, so those go semi gloss or gloss.

What We Do Differently on the Sun Side

Nothing exotic. It is the same craft applied with more care in the places that need it.

We wash and then rub test, because chalk decides whether a bonding primer is required. If colour transfers after washing, the primer is not optional. We build more film on the south and west, since ultraviolet erodes the coating from the surface and the only defence against that is having more of it. We caulk the sun elevations more thoroughly because their joints move further, expanding through hot afternoons and contracting through cool nights on a much larger daily swing than the north wall sees. We put two coats over any colour change without exception, since one coat leaves thin patches wherever the roller stretched, and thin patches are where the ultraviolet gets through first.

We also plan around surface temperature and dew point rather than the calendar. A stucco wall in direct afternoon sun can be too hot to coat properly even on a mild day, because the film flashes off before it can level and coalesce. Sometimes the right move on a west elevation is to paint it in the morning while it is still in shade, and that reorders the whole week.

What This Means for Your Money

The useful conclusion is that repainting a whole house on the sun side’s schedule wastes a lot of paint on walls that did not need it.

A north or east elevation with decent prep behind it will look right for ten years or more here. A south or west elevation with the same product on it will fade visibly before that, often around year six or seven, and be genuinely due somewhere around eight. If you repaint everything when the west wall demands it, you are repainting two perfectly good walls every cycle.

Quoting the sun side separately lets you do the two hard elevations twice while touching the other two once. Over twenty years that is meaningfully cheaper, and the house looks consistent the entire time rather than spending its last few years before each repaint looking like two different colours joined at the corner.

Sometimes the answer is smaller still. A wall that is dirty rather than degraded, on a film that is intact and well bonded, needs a wash and some caulking. We would rather tell you that and come back in three years than sell a repaint the building did not ask for.
